$3,825,000
85.49 acres on the southwest edge of Live Oak, just south of Apricot Street, between the City's wastewater treatment plant and the new soccer park. The City of Live Oak borders the property on three sides, and new residential development is proposed on adjoining land. The property is designated primarily Low-Density and Smaller-Lot Residential in the City of Live Oak 2030 General Plan, with a portion designated Park/Buffer, and lies within the City's Sphere of Influence. It is currently zoned AG-20 under Sutter County; development would require annexation into the City through Sutter LAFCO, followed by tentative subdivision map approval. City water runs along Apricot Street. In the meantime, the land pays its way. About 24 acres are planted to prunes, with the balance in open farmland, and three ag wells serve the property. All soils rate Class 1 or Class 2 for irrigated crops, so the open ground is well suited to additional interim planting. Two legal parcels (three APNs, 24 to 31 acres each) give flexibility in phasing or holding. The property is in Zone X, outside the flood zone, with views of the Sutter Buttes. About one mile to State Route 99, 15 minutes to Yuba City and 50 minutes to Sacramento International Airport. Buyer to verify all information, including zoning, general plan designation, annexation requirements, utilities, water supply and permitted uses.
